Why can one parcel have different area values?
Registered area, area calculated from GIS geometry and a user measurement have different bases. Investigate differences by source and method; one value should not silently replace another.
Same unit, different meaning
- Registered area — an entry in the registry.
- GIS area — a spatial calculation from the returned outline.
- Zone-intersection area — the portion shared by the parcel and zone.
- Drawn area — an approximate user measurement.
Investigate the discrepancy
Check that you are comparing the same code, object type and boundary version. Building footprint, total floor area and land area are not interchangeable. A difference does not by itself establish lost land or altered rights.
Which area should I use?
A calculation needs the verified basis required by its applicable rule, not simply the largest available value. Check boundary or registration questions against official plans and with a competent professional.
